One operator, start to finish
Mike's Quarter grew out of founder Mike Halverson's own portfolio. After years of hiring one company to find deals, another to renovate, a third to manage, and a fourth to fill vacancies, Mike concluded that the four-vendor stack was where small-portfolio investing went to die — every handoff lost money, information, and accountability. So he built the vertically integrated version he wished existed: one operator that sources, renovates, and manages the asset under a single roof.
What we do
We concentrate exclusively on 1–4 unit residential rentals — the asset class where house hackers, BRRRR buyers, and small-portfolio investors actually live. Deals are underwritten by Mike personally, not handed down to a junior analyst; renovations are executed by an in-house crew of full-time tradespeople rather than rotating subcontractors; and property management is handled by the same team that did the renovation, so nobody can blame the other guy for a leaking roof. Investors get a single report, a single point of contact, and a single accountable partner.
How we work with investors
Engagements range from sourcing and renovating a first rental to taking over the management of a tired existing portfolio. Every acquisition package includes the inspection, the renovation scope with line-item pricing, and the rent analysis behind the pro forma — nothing black-box. Communication is direct: you talk to the people doing the work.
- Every acquisition underwritten personally by the founder
- In-house renovation crew of full-time tradespeople, no rotating subs
- One report, one contact, one accountable operating partner
Mike's Quarter exists for investors who want real estate to be an operating business, not a hobby with vendors. If a founder-led, vertically integrated rental operator sounds like the partner you have been missing, look through the current portfolio and get in touch.
